Gleeson Land is part of MJ Gleeson, a housebuilder and strategic land specialist. Established in the 1990s, Gleeson has been creating new homes and community facilities for local people for almost 120 years.

As the proposals will be brought forward in outline form, the detailed matters relating to design and layout will be addressed at a later date.


A draft Illustrative Masterplan is being prepared to demonstrate how the site could suitably provide approximately 270 new homes.

Following the close of the consultation period we will be analysing the feedback, finalising the proposals and working towards the submission of a planning application to Torridge District Council. They will then consult on the submission.

Gleeson Land is preparing to submit an outline planning application on land at Stanbury Wharf, for up to 270 homes, including 40% affordable, alongside extensive landscaping, including public open space and recreational play areas.

The site will have two access points. One off Canal Road which will serve the main area of the development. A secondary access will serve the northern portion of the development.


The full details of the access will be submitted as part of the Outline Planning Application.

The land is bounded to the north by New Market Road and to the east by Canal Road. To the west of the site is an approved residential application accessed off Dobbles Lane. To the south sits existing residential properties and a residential site, currently under construction.
